Colorado Notice to Terminate Tenancy (Form JDF 99 B)

A Colorado notice to terminate tenancy is used by landlords to demand that their tenant leave their rental property for a specific cause. This notice is for tenants that have committed a severe violation, a second material non-compliance, or when the landlord wants to end a periodic or fixed-term tenancy. The notice period depends on the length of the lease and termination cause.

Colorado Notice of No-Fault Eviction (Form JDF 99 C)

The Colorado notice of no-fault eviction is delivered to a tenant when the landlord wishes to terminate the tenant’s tenancy for a reason outside the tenant’s control. The tenant has 90 days from the notice service date (which must be after the lease end date) to move out. If the tenant doesn’t move out, the landlord is within their right to start an eviction suit.
